A big part of Duncan Reed’s role is to ensure the property he manages is comfortable, warm and worthy of people living in it.
Legislation is being enacted, Healthy Home Bill, that will protect the family renting, the landlord and in this instance, Duncan.
In essence, these are positive moves to ensure all parties know the steps to take before the Act comes into force 1st July 2021.
This means that from the 1st of July 2021 – private landlords must ensure that their rental properties comply with healthy homes standards within 90 days of any new tenancies.
These standards include:
- There must be fixed heating devices, capable of achieving a minimum temperature of at least 18°C in the living room only.
- There will be an online tool will be published later this year for landlords and tenants to determine the heating requirements for their living room.
- The minimum level of the ceiling and underfloor insulation must either meet the 2008 Building Code or (for existing ceiling insulation) have a minimum thickness of 120mm.
