He looks in detail at fourteen different areas. His building experience really shows, and is obviously a great asset to the report he prepares for his clients.

For example, if you have a garden built right up against the exterior wall of your house, and soil is actually against the exterior cladding, you may be setting yourself up for massive renovations in the future, as the constant moisture in the soil causes rapid degeneration in the cladding. Once the moisture gets into it, rot can spread very quickly!

He looks at the age of the house and the materials that are used to build it. As another example, any house built before the 1980s, which still has the original iron sheet roof, will almost certainly need work done to it and may even need replaced. Nails will have popped, there may be leaks, flashings will have rusted, and the iron itself may well have deteriorated to the point where it has to be replaced.

One area where he does quite a bit of work is checking houses that are about to be renovated for asbestos. Asbestos used to be used a lot, both internally and externally, in building houses. In situ, it is usually perfectly safe, the difficulty arises when you start renovating, and either cut into it or try to remove it! Use Robert’s expertise to find out whether your home has asbestos before you cut into it and create a health hazard that you can well do without!

Some areas need less time and less detailed reporting than others, but it was very obvious from Robert’s presentation that he is highly skilled and very conscientious. If you are buying, selling, re-financing or thinking of renovating, getting Robert to give the house in question an inspection is a must!
